Some of the most common water heater problems we've seen include:
- No Hot Water. First, check to make sure your pilot light is turned on. If it's off, you should be able to ignite it. You'll need to give it some time to heat the water back up. If you still don't have hot water, you may have an issue with a heating element, the pilot light, or the burner.
- Water Leaks. Your hot water heater is bound to leak eventually. A leak near the top could mean some connections are loose, such as the supply line. If water is leaking from the pressure release valve it could mean your water heater tank is corroding. If the tank is corroding, it is probably time for a new water heater.
- Rusty Water. If your hot water is rusty, this probably means your water heater's tank lining is corroding. This could be caused by a faulty anode rod.

Should You Repair or Replace Your Water Heater?
How much more life can you squeeze out of a 12 or 13-year-old water heater? Probably not much, in which case we advise replacing it. Plus, newer models are up to 20 percent more efficient, saving you money in the long run.
However, a repair would likely be more cost-effective if the water heater is only several years old. It might be something as simple as flushing the unit, replacing the anode rod or T&P valve to get it working again.
